Abstract

Project objective: The aim of the project is to develop a tourist complex in Molovata Nouă village, focused on creating a contemporary recreational environment, revealing the natural potential of the Dniester riverside territory, stabilizing the slopes, and forming an architectural-landscape system integrated into the complex relief of the site. Main tasks: 1. To analyze the natural, urban planning, socio-economic and geotechnical conditions of the project territory. 2. To identify the main problems of the site related to ravine erosion, relief differences, restrictions of the riverside zone and insufficient development of tourist infrastructure. 3. To develop the functional zoning of the complex, considering the relief, panoramic directions, transport and pedestrian connections. 4. To propose architectural-planning, structural and landscape solutions aimed at the sustainable development of the territory and stabilization of the slopes. Methods used in the work: During the design process, methods of pre-design and urban analysis, site photofixation, SWOT analysis, study of the relief, natural conditions, transport and pedestrian connections, and the tourist potential of the territory were used. Methods of functional zoning, spatial modelling, analysis of national and international case studies, structural calculation of a building fragment, and evaluation of the economic efficiency of the design solution were also applied. Results obtained: As a result of the work, a tourist complex project was developed in Molovata Nouă village, located on a site with complex relief and a pronounced ravine system. The project structure includes an accommodation area with different types of rooms, administrative and public blocks, a restaurant, retail and service spaces, a bath and SPA complex, sports and recreational areas, walking routes, viewpoints and public spaces. The master plan was formed considering the elevation difference, panoramic views toward the Dniester, existing natural restrictions, and the need to separate transport, pedestrian and service flows. The architectural solution of the complex is based on the principle of integrating the buildings into the natural landscape. The project forms a model of sustainable tourist development of the territory, in which architecture acts not only as a means of accommodating functions, but also as a tool for restoring, stabilizing and developing the natural-landscape environment.

Scopul proiectului: Elaborarea proiectului unui complex turistic în satul Molovata Nouă, orientat spre formarea unui mediu recreativ contemporan, valorificarea potențialului natural al teritoriului riveran al râului Nistru, stabilizarea versanților și crearea unui sistem arhitectural-peisagistic integrat în relieful complex al terenului. Obiectivele principale: 1. Analiza condițiilor naturale, urbanistice, socio-economice și geotehnice ale teritoriului proiectat. 2. Identificarea principalelor probleme ale terenului, legate de eroziunea ravenelor, diferențele de relief, restricțiile zonei riverane și dezvoltarea insuficientă a infrastructurii turistice. 3. Elaborarea zonificării funcționale a complexului, ținând cont de relief, direcțiile panoramice, legăturile de transport și cele pietonale. 4. Propunerea soluțiilor arhitectural-planimetrice, constructive și peisagistice, orientate spre valorificarea durabilă a teritoriului și stabilizarea versanților. Metode aplicate în lucrare: În procesul de proiectare au fost utilizate metode de analiză pre-proiect și urbanistică, fotofixarea teritoriului, analiza SWOT, studierea reliefului, a condițiilor naturale, a legăturilor de transport și pietonale, precum și a potențialului turistic al teritoriului. De asemenea, au fost aplicate metode de zonificare funcțională, modelare spațială, analiză a exemplelor naționale și internaționale, calcul constructiv al unui fragment de clădire și evaluare a eficienței economice a soluției de proiect. Rezultatele obținute: În urma lucrării a fost elaborat proiectul unui complex turistic în satul Molovata Nouă, amplasat pe un teren cu relief complex și cu un sistem pronunțat de ravene. Structura proiectului include zona de cazare cu diferite tipuri de camere, blocuri administrativ-publice, restaurant, spații comerciale și de servicii, complex de băi și SPA, zone sportiv-recreative, trasee pietonale, puncte panoramice și spații publice. Planul general a fost format ținând cont de diferența de nivel, deschiderile panoramice spre Nistru, restricțiile naturale existente și necesitatea separării fluxurilor de transport, pietonale și de deservire. Soluția arhitecturală a complexului se bazează pe principiul integrării construcțiilor în peisajul natural. Proiectul formează un model de valorificare turistică durabilă a teritoriului, în care arhitectura nu reprezintă doar un mijloc de amplasare a funcțiilor, ci și un instrument de refacere, stabilizare și dezvoltare a mediului natural-peisagistic.

Цель проекта: Разработка проекта туристического комплекса в селе Новая Моловата, направленного на формирование современной рекреационной среды, раскрытие природного потенциала прибрежной территории Днестра, стабилизацию склонов и создание архитектурно-ландшафтной системы, интегрированной в сложный рельеф участка. Основные задачи: 1. Проанализировать природные, градостроительные, социально-экономические и инженерно-геологические условия территории проектирования. 2. Выявить основные проблемы участка, связанные с овражной эрозией, перепадом рельефа, ограничениями прибрежной зоны и недостаточным развитием туристической инфраструктуры. 3. Разработать функциональное зонирование комплекса с учётом рельефа, видовых направлений, транспортных и пешеходных связей. 4. Предложить архитектурно-планировочные, конструктивные и ландшафтные решения, направленные на устойчивое освоение территории и стабилизацию склонов. Методы, применённые в работе: В процессе проектирования были использованы методы предпроектного и градостроительного анализа, фотофиксации территории, SWOT-анализа, изучения рельефа, природных условий, транспортно-пешеходных связей и туристического потенциала территории. Также применялись методы функционального зонирования, пространственного моделирования, анализа отечественных и международных аналогов, конструктивного расчёта фрагмента здания и оценки экономической эффективности проектного решения. Полученные результаты: В результате работы разработан проект туристического комплекса в селе Новая Моловата, размещённый на участке со сложным рельефом и выраженной овражной системой. Проектная структура включает жилую зону с различными типами номеров, административно-общественные блоки, ресторан, торговые и сервисные помещения, банно-СПА комплекс, спортивно-рекреационные зоны, прогулочные маршруты, видовые площадки и общественные пространства. Проект формирует модель устойчивого туристического освоения территории, при которой архитектура выступает не только средством размещения функций, но и инструментом восстановления, стабилизации и развития природно-ландшафтной среды.
