Organizarea procesului de reabilitare a cladirii publice din mun. Chișinău

Abstract

Proiectul de licență intitulat „Organizarea procesului de reabilitare a clădirilor publice din mun. Chișinău” explorează atât aspectele teoretice, cât și cele practice legate de reabilitarea construcțiilor publice, având ca studiu de caz o grădiniță de copii situată în sectorul Rîșcani al capitalei. Lucrarea abordează tematica prin prisma reglementărilor normative și legislative aplicabile acestui tip de intervenții, oferind o analiză detaliată a procesului de reabilitare. Principalele etape ale cercetării includ inspecția și evaluarea tehnică a clădirii respective, calculul necesarului de resurse materiale și financiare, precum și elaborarea devizului estimativ pentru lucrările propuse. În plus, s-a acordat o atenție specială eficienței energetice a anvelopei clădirii, prin efectuarea unor calcule specifice menite să optimizeze consumul energetic și să sporească confortul termic al spațiilor. Scopul lucrării este organizarea procesului de reabilitare a clădirilor publice, ilustrat prin expertiza tehnică și proiectul integral de reabilitare al „Grădiniței de Copii” din Chișinău. Obiectivele cercetării sunt structurate astfel: Identificarea cadrului normativ și legislativ privind reabilitarea clădirilor publice în Republica Moldova; Realizarea expertizei tehnice a clădirii publice selectate; Determinare și calcularea necesatului de materiale, manoperă și utilaj pentru realizarea proiectului; Elaborarea devizului de cheltuieli pentru realizarea reabilitării clădirii analizate; Determinarea eficienței energetice a anvelorpei clădirii; Formularea unor concluzii și recomandări privind îmbunătățirea performanței energetice a clădirii publice „Grădiniță de Copii” din mun. Chișinău. Obiectul investigat este clădirea „Grădiniță de Copii, tip S+P+E”, situată pe strada Magda Isanos 16, sectorul Rîșcani, municipiul Chișinău. Studiul evaluează starea tehnică actuală și propune soluții de modernizare. Rezultatele cercetării includ proiectul tehnic de reabilitare a clădirii, devizul estimativ detaliat care reflectă cheltuielile necesare implementării lucrărilor, precum și calculele privind eficiența energetică post-reabilitare, evidențiind beneficiile economice și tehnologice ale soluțiilor propuse.

The Bachelor thesis entitled "Organization of the rehabilitation process of public buildings in Chișinău municipality" explores both theoretical and practical aspects related to the rehabilitation of public buildings, taking as a case study a kindergarten located in the Riscani sector of the capital. The paper approaches the topic through the normative and legislative regulations applicable to this type of interventions, providing a detailed analysis of the rehabilitation process. The main stages of the research include the inspection and technical assessment of the building in question, the calculation of the material and financial resources required, and the preparation of the estimate for the proposed works. In addition, special attention was paid to the energy efficiency of the building envelope, by carrying out specific calculations aimed at optimizing energy consumption and increasing the thermal comfort of the premises. The aim of the thesis is to organize the process of rehabilitation of public buildings, illustrated by the technical expertise and the integral rehabilitation project of the "Children's Kindergarten" in Chisinau. The research objectives are structured as follows: Identification of the normative and legislative framework regarding the rehabilitation of public buildings in the Republic of Moldova; Realization of the technical expertise of the selected public building; Determining and calculating the need of materials, labor and equipment for the project; Elaboration of the cost estimate for the rehabilitation of the analyzed building; Determination of the energy efficiency of the building; Formulation of conclusions and recommendations on improving the energy performance of the public building "Kindergarten" in mun. Chisinau. The object under investigation is the building "Kindergarten for Children, type B+GF+1F", located at 16 Magda Isanos Street, Riscani sector, Chisinau municipality. The study assesses the current technical condition and proposes modernization solutions. The results of the research include the technical design of the building refurbishment, the detailed cost estimate reflecting the expenses necessary to implement the works, as well as the post-refurbishment energy efficiency calculations, highlighting the economic and technological benefits of the proposed solutions.
